Roof Leak Repair in Brentwood, CA
A drip from the ceiling or a brown stain spreading after a storm. Here's what to do in the next hour to protect your home, where East County roof leaks usually start, and what repairs typically cost.
What to do right now
- Protect people and power. If water is near a light fixture, outlet or electrical panel, switch off that circuit at the breaker.
- Catch the water. Put a bucket under the drip. If the ceiling is bulging with water, a small hole at the lowest point lets it drain into the bucket in a controlled way instead of collapsing.
- Move belongings. Pull furniture, rugs and electronics away and lay down towels or plastic.
- Document it. Photograph the ceiling, the attic if you can reach it safely, and any visible roof damage from the ground.
- Stay off the roof. Wet roofs are slippery and tiles break under foot. Tarping is a job for a roofer.
- Request a roofer. Call or send the form; mention it's an active leak so the contractor can prioritize.
We're a referral service, not an emergency line. Response times are set by the contractor; if your request is urgent, say so in the form or message.
Where roof leaks usually start
Water rarely comes in where the stain appears; it travels along rafters and the deck first. The usual culprits:
- Pipe boots: rubber collars around plumbing vents crack in the sun.
- Flashing: at chimneys, walls and skylights, where dried sealant or poor installation lets water behind.
- Valleys: where two roof planes meet, carrying the most water and collecting leaves.
- Worn tile underlayment: on older tile roofs the tiles can look fine while the felt under them has failed.
- Cracked or slipped tiles and lifted shingles: often after wind or foot traffic.
- Skylights: failed seals or curb flashing.
- Clogged gutters: water backs up under the roof edge and rots the fascia.
Brentwood gets most of its rain between October and April, with February the wettest month (Weather Spark), so leaks tend to show up with the first big storms of the season.
How roofers find and fix leaks
A roofer traces the water path from the attic and the roof surface, then fixes the source: replacing a pipe boot, resealing or replacing flashing, swapping broken tiles or shingles, or replacing underlayment in the affected area. If the deck is wet or rotted, that section is replaced too. Temporary tarping protects the home until permanent repairs can be done.
What leak repair costs
Angi puts roof leak repair at $360–$1,550 (Angi). HomeGuide lists $150–$1,000 for a simple leak and $1,000–$6,000+ once there's water damage (HomeGuide). Fixing a leak early is almost always cheaper than fixing the rot it causes. See the cost guide.
When a leak means something bigger
Repeated leaks in different places, or a tile roof leaking in several spots, often point to underlayment at the end of its life. Ask the roofer whether a targeted repair or an underlayment replacement is the better value. Tile roof underlayment explained · Repair or replace?
Roof leak questions
Who do I call when my roof is leaking?
A roofing contractor. Call or send a request here and it goes to an independent local roofer in East Contra Costa. If water is near light fixtures or outlets, turn off power to that area first and call an electrician if needed.
How much does it cost to fix a leaking roof?
Angi lists roof leak repair at $360–$1,550. HomeGuide puts simple leak repairs at $150–$1,000, rising to $1,000–$6,000 or more when there's water damage to the deck or interior. The cause and how long the leak has been going on drive the price.
Will insurance fix a roof leak?
It depends on your policy and the cause. Policies typically treat sudden damage differently from wear and tear. Photograph the damage, keep receipts for emergency steps, and read your policy or call your insurer. We don't give insurance or claims advice.
Can I patch a roof leak myself?
Temporary measures such as catching water and moving belongings are safe. Climbing onto a wet roof is not, and tile roofs crack under foot. Leave roof-top work, including tarping, to a roofer.
